Mandatory licensing: certain houses in multiple occupation

A landlord must have a license for a privately-rented house in multiple occupation (HMO) if it meets certain criteria . . .

You need a licence if the property you rent out has: 

  • three storeys or more (including usable basements or attics); and
  • is occupied by five or more people; and
  • those people form two or more households; and
  • tenants share some amenities like kitchen, bathroom or laundry.

All privately-rented properties in Manchester like this need a licence.
