In 2014 the Council approved a Neighbourhood Development Framework (NDF) for the neighbourhoods of Ancoats and New Islington. At that time there was significant developer interest in the area, particularly in the core of the Ancoats Conservation Area and the sites surrounding the New Islington Marina.

Summary of the proposals

Since 2014 a number of development projects have either been delivered or are on site, and consequently interest in the area is moving into the northern parts of Ancoats between Bengal Street and Butler Street and the Ashton Canal/Pollard Street corridor.

This increase in developer interest in both these areas has required the Council to review the existing Neighbourhood Development Framework to ensure that there is clearer specific guidance and development principles for both these areas that will support future residential growth as part of the planned expansion of the city centre in the next ten to 15 years.

The draft development framework for the area sets out the long-term ambitions for Ancoats and New Islington as a high-quality, sustainable and distinctive residential area. This document will be used to guide, co-ordinate and regulate development activity and to promote residential and commercial investment to create distinctive and sustainable neighbourhoods.
