Have your say on the Water Street plans
We want your views on the draft Water Street Strategic Regeneration Framework (SRF). This draft plan will help guide future development in the Water Street area of Manchester city centre.
What the draft plan says
The updated SRF (2026) sets out a new vision for one of the last undeveloped areas in the western part of the city centre. It proposes:
- A new neighbourhood with mostly homes
- A large new public park along the River Medlock
- Better walking and cycling routes
- New uses for the viaduct arches
- Stronger links to Castlefield, St John’s and the wider city centre
The draft plan will guide future planning applications and investment. It aims to make sure new development fits together well and supports wider city centre goals.

Why we are consulting
On 13 March 2026, the Council’s Executive approved the draft SRF in principle. They also asked the Chief Executive to run a public consultation before a final version is agreed.
