The property is Victorian style, built in 1902. It has strong masonry walls made with Accrington brick. The floors are solid. The roof is timber and has a dual-pitched structure. It is covered with slate. The windows are made with timber and have double glazing. Security grills are fitted inside the windows. They are also fitted at high levels outside.

The building's current condition matches its age. It also suits its intended use. The main structure is in reasonable condition. But the following priority repairs are needed:

  • roof valley gutters
  • guttering
  • loose cast iron hopper
  • rainwater pipes
  • areas of brickwork need repointing. Moisture is getting through.

A work program recommends the following:

  • check movement of brickwork to see if it gets worse
  • upgrade the windows - to reduce energy for heating the building. This will help protect the inside and avoid more repairs
  • replace the boiler with an energy efficient one

  • drainage

The property has a floor area of approximately 350 square meters.
