Water Street

The Water Street area sits between St. John’s, Castlefield, the A57 and the River Irwell. It presents an opportunity to complement adjacent neighbourhoods and offer a significant contribution to the continued economic growth of the city centre. Following the adoption of the 2016 regeneration framework, residential development has been completed at Potato Wharf on the Bridgewater Canal with a further four buildings currently on site at Vista River Gardens on the Trinity Island site.

A refreshed framework to guide the final phases of development within Water Street was approved in 2026. The 2026 Vision for Water Street promotes a high quality, high-density residential-led proposition with a significant proportion of affordable homes. This residential community will be set within a high-quality environment that delivers a significant public park, enhances biodiversity, integrates with the River Medlock, and connects to the rest of the city centre.
