Collyhurst

Collyhurst is 1.5 miles from the city centre. It’s on the main road linking Manchester to Rochdale.

Over the next decade, regeneration will focus on Collyhurst Village and South Collyhurst. The areas will become easier to travel around. And will connect neighbouring streets and communities with accessible public spaces.

The two neighbourhoods have around 700 homes. Together, they have the potential to house between 2,500 and 3,000 new homes. The project is being delivered in phases.

Working in partnership with the Council, Far East Consortium (FEC) has started building work for the first phase, which is across two sites in Collyhurst Village and South Collyhurst. There will be 274 new homes, a new park, retail space and community space. The first of the new homes were completed in 2025 and all work be expected to be complete by 2027.

Collyhurst Village Phase 1

The first phase of development is between Rochdale Road and Thornton Street North. Work has begun to build 244 new homes. Of these, 100 will be new Council social rent homes (76 apartments and 24 houses). And 144 will be houses for open market sale. There will also be a new park, retail unit and community space.

The scheme requires the demolition of 29 properties. Of those, 22 are Council homes, six are Right to Buy homes and one is a retail unit. The first new homes are being built on unused land. People living in the first properties due for demolition are being supported to move to the new homes.

We’re creating a new park in the heart of the neighbourhood. We designed it with the local community. So, it will be age-friendly, child-friendly and fully accessible. A green space to relax in with wildflowers and water features. As well as play spaces for children. There’s a focus on biodiversity and planting to encourage insects and birds. It will be ready in 2027.

More open spaces will come in future phases. We’ll consult the community about the detail and timing of these.

South Collyhurst Phase 1

The first phase of development in South Collyhurst is on vacant land. It's bordered by Kingsfold Avenue, Whitely Road and Winscombe Drive. It will deliver 30 new Council social rent homes. Of these, 16 will be apartments and 14 will be houses. These homes will be completed in 2026. New residents will include people who moved out of the area when maisonettes were previously demolished. They have been given the opportunity to move back under the Right to Return promise that was made to residents at that time.

Phase 2

The next phase of regeneration will be in Collyhurst Village, next to Phase 1 which provides a great opportunity to build on the regeneration that is already taking place.

Phase 2 is currently occupied by 158 homes and there is potential to increase the number of homes through redevelopment.

We are at the start of the regeneration process and held our first consultation events at the end of February / beginning of March 2026.  The feedback from the consultation will help with the design of Phase 2.  Further consultation with more detailed plans for Collyhurst will take place in throughout 2026.

Future phases 

Regeneration will happen in phases, not all at once, with proposals for Collyhurst Village, intended to be brought forward over the next 3-5 years, and proposals for South Collyhurst developed after this. It will be longer for actual redevelopment to be completed, and we will ensure that the community are consulted at every stage.
