The Building Safety Act 2022 was introduced to improve safety in residential buildings, especially buildings which are taller than 18 metres and to protect leaseholders from certain safety costs relating to building defects.
It was introduced after the Grenfell Tower fire in 2017, which exposed serious problems in building safety.
A key part of the Act is the Building Safety Regulator (BSR), which works to reduce risks in buildings and ensure safety rules are followed. It checks that developers and building owners meet their responsibilities and remain accountable throughout a building’s life.
The Act also sets out who is responsible for safety (the “accountable person”), requires residents to be kept informed and involved, and introduces stricter rules for building materials and how buildings are designed, constructed and managed.
In March 2025 the Government launched the residents' building safety website which aims to help everybody affected by the change.
