Our proposals for Rodney Street

The Rodney Street site adjoins Ancoats Green, within the area known as the Poland Street Zone. A number of developments are now taking shape in this area as part of the next phase of the regeneration of Ancoats, continuing the success story of this increasingly popular neighbourhood. Our design principles for the site build on the Ancoats Poland Street Zone Public Realm Strategy.

Based on feedback from the first stage we developed and refined our proposals. We are now in a position to present more detailed plans as part of this next stage of consultation.

The proposals 

Our proposals for residential development at Rodney Street include:

  • 128 new homes, ranging from one-bedroom apartments to four-bedroom townhouses.
  • 30% of the homes designated for Manchester Living Rent, to be rented out at or below Local Housing Allowance (LHA) levels.
  • A mix of apartments and terraced houses to meet the needs of different household sizes.
  • Sensitive building design focused on human scale, with consideration of the surrounding architectural context in form and materials.
  • High quality landscaped public realm, with improved connections across the site.
  • Biodiversity improvements through planting of new trees, hedgerows and ornamental planting.
  • Secure cycle storage.
  • Minimal on-site parking for the apartments, focused on disabled provision, with off-site parking for some apartment residents to be available in the planned new Mobility Hub nearby.
  • A focus on sustainable development through water and energy efficiency, carbon reduction, pollution control, well designed drainage and consideration of occupant wellbeing.
