There is potential for further commercial development in the area, as well as for the conversion of warehouses to residential or other uses.

The open space on the corner of Princess Street and Whitworth Street, following the demolition of previous buildings on the site, contributes very little to the character of the wider area. This corner, the most important in the conservation area, was originally occupied by a tall building and must be seen as the most significant potential building site in the area. New building, commanding the corner, would be a great advantage to the two streets, to the canal and to the wider area.

However, there remains a large supply of existing vacant floor space within several significant buildings in the conservation area, and it is important in terms of the character of the area that this space is put to beneficial use.
