Benefits and support Local Housing Allowance (LHA) for private tenants

An extra room for a carer

If you or your partner need and receive regular overnight care from a carer who does not live with you, you are allowed an extra bedroom in the LHA calculation, up to a maximum of four bedrooms.

As well as needing overnight care you (or your partner) must get one of these:

  • Attendance Allowance (AA)
  • The middle or highest-rate care part of Disability Living Allowance (DLA)
  • The standard or enhanced rate of the daily living component of Personal Independence Payment (PIP), or
  • Armed Forces Independence Payment (AFIP)

If you don't get one of these benefits you must give us evidence such as a letter from your doctor confirming the need for regular overnight care.

See more details about how many bedrooms we count to decide your LHA rate.
