Planning and regeneration Projects outside the city centre

Grey Mare Lane

The Council-built Grey Mare Lane estate is more than 50 years old. This important regeneration project is part of the ongoing transformation of east Manchester.

After a major public consultation, an estate development masterplan is now finalised. The masterplan outlines regeneration opportunities and will guide future planning applications.

Great Places Housing Group submitted the first application to build 82 new social rent homes. More consultations with local people and more planning applications will follow.

Future investment in the Grey Mare Lane estate will include:

  • Opportunities to develop up to 1,000 new homes. This includes new, affordable housing. The housing will be in partnership with Great Places, One Manchester, and the Council’s housing company, This City.
  • A new heart and focal point of the estate, with better retail and health services. This will include a flexible community space.
  • Upgrades to existing streets, new cycle lanes, pedestrian walking routes, sustainable drainage systems, and street greening.
  • Improved green space with provision of play equipment for children of all ages.
  • A school street or play street between the East Manchester Academy and St Brigid’s School to promote safe streets for children.
  • Reducing the number of lanes at the junction between Bell Crescent and Alan Turing Way.
  • Creation of new access routes onto Grey Mare Lane from Newcombe Close and Raglan Close.
